    VisMin real estate demand remains strong as CLI’s Cagayan de Oro condo achieves P4B sell-out in just 2 days

    Cebu Landmasters Inc. (CLI) underscores the growing strength of the VisMin real estate market with the near sell-out of One Manresa Place, its newest premier residential project in Cagayan de Oro (CDO).

    The project earned PHP 4 billion during its two-day launch event and reached over PHP 5 billion in sales or 823 units sold within just two weeks, highlighting a sustained appetite for high-value residential offerings outside Metro Manila.

    VisMin real estate demand remains strong, with nearly half of the country’s 6.7 million housing backlog concentrated in the region, reflecting robust market needs and signaling its continued rise as a hotspot for investment and economic development in the country.

    One Manresa Place, the first residential tower within the 14.6-hectare Manresa Town, is nearly 90% sold, reflecting strong market confidence in CLI’s new township development in Northern Mindanao.

    Designed for best-in-class uptown living, this three-tower development is integrated with the new Xavier University Masterson Campus (dubbed as “Campus of the Future”), offering students convenient residential options and easy access to commercial and office spaces.

    The university town concept fosters synergies that benefit both Xavier University and the surrounding uptown CDO community.

    Set to be completed in 2030, One Manresa Place has studio, one-bedroom, and two-bedroom units tailored to contemporary urban living. Studio units cost from PHP 4.6 million to PHP7 million, one-bedroom units from PHP 5.6 million to PHP 12.8 million, and two-bedroom units from PHP 16 million to PHP 18.5 million.

    The units all have floor-to-ceiling windows, private balconies, and flexible spaces to attract a wide range of tenants and buyers, including students, professionals, and families.

    The development also showcases CLI’s hallmark of sustainable and community-centered living, featuring sky gardens, wellness facilities, co-working spaces, a chapel, retail podium, and a skybridge that links key township areas.

    Over 63% of the township is dedicated to open spaces, including a protected forest zone, alongside green building features such as rainwater harvesting systems and energy-efficient design.

    The strong performance of One Manresa Place mirrors a broader trend across CLI’s VisMin portfolio, where residential projects in various stages of development across 17 key cities in the region are already 94% sold out. This reflects sustained demand and deep market acceptance of CLI’s offerings.

    According to Colliers Philippines’ 2024 Real Estate Market Study, CLI continues to strengthen its position as the #1 residential developer in Visayas and Mindanao, with its market share rising from 15.6% to 19.3% year-on-year, outpacing national competitors.

    To meet the growing demand, CLI is ramping up expansion plans in key VisMin cities for residential, hospitality and commercial projects. In Davao, institutional buyers such as Insular Life and BDO have recently acquired lots in CLI’s Davao Global Township, signaling continued investor confidence.     Cebu Landmasters Newest Condo Launch 60% Sold in 3 Weeks

    Visayas-Mindanao developer Cebu Landmasters, through joint venture firm Cebu Homegrown Developers, Inc., launched its latest condominium project with premium amenities in Mandaue City, Cebu aimed at meeting the housing needs of a surging segment of upwardly mobile professionals and entrepreneurs in the region.

    The P3 billion development Mandtra Residences is managed and developed by CLI and offers condo units from 21 sqm. to 41 sqm. ranging from P2.35 million to P4.17 million. It began pre-selling its first tower in March and was close to 60% sold after three weeks.

    With construction already underway, Mandtra Residences is a three-tower development on a landscaped 12,405 sqm property with a lush tropical theme. A retail podium, a sky garden, clubhouse with adult and kiddie pools, jogging paths, fitness gym and chapel have been designed to provide homeowners a multi-faceted urban sanctuary. According to CLI executives, planning for this project took place at the height of the 2020 pandemic, so the design placed a premium on healthy living and a balanced well-being with its generous array of amenities and lush open spaces.

    The first tower with a lobby and three passenger elevators has 26 floors with 595 units ranging from studios to one-bedroom units with selected units of both sizes offering balconies. Moreover, a number of units have been designed so partitions and walls can easily be knocked down and spaces combined. The first tower is set for completion in 2025.

    Cebu Landmasters Continues to Dominate Visayas, Mindanao – Study

    Philippine-listed real estate developer Cebu Landmasters Inc (CLI) continues to dominate the residential market in the Visayas and Mindanao in 2020, according to a study conducted by Santos Knight Frank (SKF).

    The market study found that Cebu Landmasters has the largest market share among real estate firms providing condominium projects and subdivisions in those regions.

    The study disclosed that CLI accounted for 18,683 units or 12% of the available 86,126 units in VisMin, pulling ahead of developers operating nationwide based on Q3 2020 data. Its closest rivals were Sta. Lucia Realty and Development and Camella Homes, at 11,897 units and 11,768 units, respectively.

    The SKF study also revealed that the most saleable VisMin projects were by CLI which exhibited an absorption rate of 83% and sales take up of 210 units a month.

    The listed firm recently announced record reservation sales of Php14.25 billion in 2020 accounting for 5,300 units sold across key cities in the region despite pandemic conditions.

    “The high sales velocity of our projects even at the height of the lockdowns in key cities verify a deeply felt need especially among VisMin economic and mid-income earners to own their own homes. We intend to continue fulfilling this need in 2021 with 8,000 more units in 15 residential projects in Cebu, Ormoc, Bacolod, Iloilo, Cagayan de Oro, and Davao,” said Franco Soberano, executive vice-president and chief operating officer of CLI.

    A market study by Leechiu Property Consultants corroborated that the VisMin housing backlog would be at 2.85 million houses by 2022 with an average annual demand of 475,000 new housing units. Of this number, 200,000 mid and economic housing units are needed per year.




    But only a handful of the current top 10 VisMin developers in 2020 are likely to maximize opportunities provided by the mid and economic income segment in 2021 and beyond. A number of these developers extended project completion and turnover dates due to the pandemic, the study discloses.

    In 2020, CLI further boosted its digital capabilities to satisfy intensifying buyer inquiries. It digitized end-to-end transactions through various channels which showcase all of the company’s developments throughout VisMin.
